ARCH Housing Program – Income & Eligibility Process
This initial screening helps determine eligibility for the ARCH housing program at Modera Bridle Trails. Qualified applicants will proceed with verification and application steps. Additional documentation may be required during the full application process.
Eligibility Requirements
Homes are designated for households earning at or below 50% of Area Median Income (AMI). Minimum occupancy requirements apply.
Application Criteria
Applicants will complete standard screening, including credit and criminal background checks. Each application is evaluated using a standardized scoring model that fairly and consistently assesses the likelihood of future rent payment. Based on the score, we may approve, deny, or request additional conditions such as a higher security deposit and/or a guarantor. We do not accept comprehensive reusable tenant screening reports as defined in RCW 59.18.030(3).
Income Qualifications
Gross income for all applicants in an apartment home will be combined to determine income eligibility using a credit scoring model. Applicants must demonstrate a legal, verifiable source of income totaling at least 2.5 times the monthly charges and must also not exceed current ARCH program income limits. Acceptable documentation may include pay stubs, benefit statements, tax forms, bank statements, or other verifiable income records.

Applicants must provide documentation for all household income and assets, including pay stubs, bank statements, and any additional financial records required to verify eligibility.
Verification Process
After the initial screening, Pronto, a 3rd party compliance team, will conduct a full income verification to confirm eligibility for the ARCH housing program. Additional documentation may be requested during this process.
